Takes escrow accounts from origination to closing of each loan by determining requirements; assembling, preparing, reviewing, processing, and distributing closing documents; and disbursing funds.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-mvCso\" data-generated-css=\"brz-css-wxruu\" data-uniq-id=\"bcaek\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Responsibilities:<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-i0whW\" data-generated-css=\"brz-css-xkxxn\" data-uniq-id=\"tmfmf\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Manage the entire real estate closing process, including compliance with real estate contracts, lender instructions, title requirements, company requirements and other written instructions.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-eaZHq\" data-generated-css=\"brz-css-ranht\" data-uniq-id=\"ryapv\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Understand the escrow process to determine what steps need to be taken to transfer the title of property pursuant to the conditions called for in the real estate contract and lender instructions.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-rJqCX\" data-generated-css=\"brz-css-qchjy\" data-uniq-id=\"smghz\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Collaborate with Title Plant to secure all documents that may be required for the issuance of title insurance and resolve title issues such as legal descriptions, easements, lot splits, vesting, all tax liens, abstracts of judgments, bankruptcies, boundary disputes, encroachments, list pendants, etc.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-oLMF3\" data-generated-css=\"brz-css-dcmpn\" data-uniq-id=\"lwajo\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Determine escrow requirements by studying and clarifying buyer, seller, and lender instructions.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-vgBpb\" data-generated-css=\"brz-css-cgybk\" data-uniq-id=\"ervhd\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Order title reports, resolve title defects, and coordinate satisfaction\/release of existing liens and encumbrances against property or sellers.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-yMBNK\" data-generated-css=\"brz-css-fkafr\" data-uniq-id=\"qmvcf\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Establish escrow accounts, handle escrow funds, and maintain all appropriate records.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-wn80Z\" data-generated-css=\"brz-css-nhpmj\" data-uniq-id=\"unxij\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Prepare transaction documents by completing forms and statements and collecting and reviewing documents.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-djOjr\" data-generated-css=\"brz-css-hecmn\" data-uniq-id=\"xmklo\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Complete calculations for prorating taxes and interest.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-hLIaK\" data-generated-css=\"brz-css-ihnmv\" data-uniq-id=\"okezw\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Prepare all closing documents necessary to ensure title insurance is issued at closing by assembling documents, reviewing documents with parties, explaining provisions and procedures, answering questions, checking documents for completeness and accuracy, and obtaining signatures.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-q2JTE\" data-generated-css=\"brz-css-vxzxn\" data-uniq-id=\"ajweb\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Conduct closing with customer, realtor, and loan officer and complete closing by recording and filing documents and preparing and distributing final closing statements and title policies.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-uDA95\" data-generated-css=\"brz-css-oyhew\" data-uniq-id=\"bfpgo\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Prior to disbursement, confirm all funds are collected, all appropriate documents are checked for accuracy, signatures are collected, and acknowledgements and legal descriptions are correct.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-x4uAu\" data-generated-css=\"brz-css-trgkj\" data-uniq-id=\"pipfd\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Correct all taxes due, HOA dues, and any delinquencies and\/or principal and interest.<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-kUgql\" data-generated-css=\"brz-css-drouf\" data-uniq-id=\"dfmka\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Prepare HUD statements in accordance with lender instructions and applicable law. Verify against the HUD statement that all disbursements have been paid correctly<\/span><\/p>\n<p class=\"brz-tp-lg-paragraph brz-css-rN4ZK\" data-generated-css=\"brz-css-npftz\" data-uniq-id=\"pwufu\"><span style=\"opacity: 1\" class=\"brz-cp-color6\">Close escrow account by balancing and disbursing funds. Ensure all payoffs have been collected, mailed, delivered or wired according to instructions.
